Maine Real Estate · IDX & MLS

Maine realtor websites — with real MLS listings.

Your listings shouldn't live on someone else's website. Most Maine agents get a cookie-cutter page from their brokerage. It looks like every other agent's, it disappears the day you switch brokerages, and every lead it generates is routed somewhere you don't control. An IDX website puts live Maine MLS listings on your domain, under your name, with your lead capture — and it comes with you wherever you go.

What IDX actually is

Plain English, because the acronym does nobody any favors.

IDX = live MLS listings on your site

Internet Data Exchange is the approved way to show real MLS listings on a site you own. Buyers search on your domain instead of a national portal that sells your lead to three other agents.

MREIS is Maine's MLS

Maine Listings (MREIS) is the statewide MLS. One feed covers the entire state — Kittery to Fort Kent — so you don't need to stitch together regional connections the way agents in other states do.

It refreshes automatically

New listings, price changes, and status updates flow in on their own throughout the day. You are not copying listings by hand, and your site is not showing homes that sold last month.

Sold data works in Maine

MREIS supplies sold data, which means market reports and "what did my neighbor's house actually sell for" pages genuinely work here. That's not true in every MLS.

Two things nobody tells you before you buy

We'd rather you hear these from us now than be surprised later.

1. Your broker has to sign

Your principal or designated broker must authorize the IDX display — it's an MLS requirement, not something a vendor can skip. It's a signature, not a fee. We prepare the paperwork and tell you exactly what your broker needs to approve, so it's one email instead of a mystery.

2. Your brokerage must be identified

MLS IDX rules and Maine advertising law both require your brokerage to appear on the site. That surprises agents who want to escape the brokerage look. It doesn't stop the site being yours — your name, your domain, your leads — the brokerage just has to be named.

$99.99 a month. The website is free.

No upfront build fee. One monthly cost covers the website, the hosting, and the live Maine MLS feed.

$99.99/month
Website build: free
  • ✓ Website design, build & hosting
  • ✓ Live Maine MLS listings (IDX feed)
  • ✓ Lead capture, home-value page & support

Everything below is included — nothing else to buy.

Here's where most IDX setups get annoying: the agent ends up with a website invoice, a separate IDX vendor subscription, and MLS data fees — three bills, three renewal dates, three support numbers, and nobody who owns the whole thing when it breaks.

We bundle it. The IDX platform and the Maine MLS data fees are billed to us, not to you. You get one invoice and one person to call. Your MLS and board dues are still yours — those are yours no matter who builds your site — but your website doesn't add a pile of separate subscriptions on top.

Everything that is included

The listing feed and the website. Most IDX vendors charge a premium tier for the website half — we build that part ourselves, so you get it at the standard rate.

Not ready for IDX yet? Start without it.

IDX is a monthly cost forever, and it only pays off once people are actually finding you. For a lot of agents the smarter order is: build the site first — your bio, your communities, a home-value page, lead capture, real local SEO — and add the live MLS feed when the traffic justifies it.

The honest truth: almost nobody starts their home search on an individual agent's IDX search. They start on a portal. What actually wins you business is ranking for the towns you serve and being the person who obviously knows them. IDX is table stakes you'll want eventually — it is rarely the thing that makes the phone ring first.

The site is built so IDX drops in later without a rebuild.
